The Challenge

The client—a Los Angeles homeowner—wanted to add a significant rental unit to their property without triggering the lengthy and expensive entitlement process of a full multifamily development. The existing lot had ample depth but was constrained by R-1 zoning, strict setback requirements, and California's AB 2223 ADU size limits: maximum 1,200 sq.ft. or 50% of the primary dwelling, whichever is less. The client wanted a two-story design with two bedrooms, two bathrooms, full kitchen, and outdoor living space—specifications that typically require 1,500+ sq.ft. Previous designers had proposed single-story, garage-conversion ADUs that felt cramped and failed to generate the rental income the client needed to justify construction costs. The project was at risk of becoming another underwhelming backyard box.

Our Approach

We began with a precise ADU feasibility analysis, calculating the maximum allowable footprint, height, and floor area under LAMC's ADU ordinance before any design decisions were made. This prevented the costly redesign cycles that occur when designers discover mid-process that their concepts exceed statutory limits.

The solution was a vertically organized two-story plan: 800 sq.ft. per floor, totaling 1,200 sq.ft. within the legal maximum. The ground floor integrates living, dining, and kitchen in an open plan with direct access to a private courtyard—extending usable space outdoors without encroaching on the floor area limit. The second floor contains two bedrooms and two bathrooms, with the master suite featuring a freestanding tub and dual vanity in a spa-like bathroom wrapped in floor-to-ceiling marble.

The exterior draws from Mediterranean villa architecture: white stucco walls, arched steel-frame doors, and a flat roof with concealed parapet create a presence that reads as a primary residence, not an accessory structure. The curved corner element adds sculptural interest and softens the massing within the compact footprint. Outdoor living is resolved through a courtyard with built-in fireplace, dining terrace, and landscaped privacy buffer—creating resort-grade amenities within the ADU's dedicated yard space.

Interior materials were selected for durability and rental-market appeal: wide-plank oak flooring, quartz countertops, and porcelain tile in wet areas withstand tenant turnover while maintaining a premium aesthetic. Exposed wood ceiling beams add warmth and visual height, while the sculptural pendant lighting and arched doorways create the spatial character of a custom home. MEP systems were designed for efficiency and independence: a dedicated electrical meter, mini-split HVAC with zoned control, and tankless water heater ensure the ADU operates as a fully autonomous unit.

We prepared permit-ready documentation under California's ministerial ADU approval process and navigated the project through LADBS plan check in the expedited timeline mandated by state law. The result is an entitled, buildable ADU that commands market-rate rents equivalent to a two-bedroom apartment in a prime Los Angeles neighborhood—delivering the density and income potential California needs, one backyard at a time.
