The Challenge
The client—a design-conscious homeowner in Los Angeles—sought a custom residence that balanced the openness of modernist architecture with the privacy demands of an urban hillside site. The lot was constrained by steep topography, neighborhood view corridors, and LAMC hillside development regulations that limit massing and require geotechnical review. The client wanted a two-story home with abundant natural light, but standard window walls would expose the interior to neighboring properties and street-level sightlines. Previous architects had proposed glass-heavy designs that failed to address privacy concerns and triggered costly solar glare and heat gain issues under Title 24. The client was facing a stalled permit process and a frustrated construction timeline.
Our Approach
We began with a site and solar analysis, mapping sight lines, sun paths, and view corridors before any architectural massing was developed. This prevented the privacy conflicts and thermal performance failures that typically derail modernist residential projects.
The design organizes the house as a series of interlocking white stucco volumes—reminiscent of Southern California modernism—punctuated by strategic moments of transparency. The ground floor uses glass block as a privacy screen: it admits diffused daylight into the entry and living spaces while maintaining complete visual opacity from the street. The clerestory glazing above the main roofline captures south-facing daylight deep into the interior without exposing the living areas to direct overlook.
The second floor is set back from the street façade, creating a private terrace and reducing the building's visual mass from the public realm. The master suite is positioned to capture hillside views through carefully oriented windows, while secondary bedrooms face the courtyard garden for quiet and privacy. The vertical circulation core—stair and elevator—is expressed as a solid white volume, anchoring the composition and providing thermal mass.
Structural systems were engineered for hillside conditions: a concrete podium at grade provides a stable base on the sloped site, while steel moment frames above allow for the open plans and large spans the client requested. MEP systems were integrated early to preserve the clean ceiling planes: ductwork is routed through the podium and vertical chases, with supply air delivered through linear diffusers at the clerestory. LED lighting throughout meets Title 24's high-efficacy standards, while motorized shades at the clerestory manage solar heat gain and glare.
Materials were selected for durability and minimal maintenance: white elastomeric stucco with a 20-year warranty, anodized aluminum windows, and composite decking at the terrace. The entry landscape uses drought-tolerant native planting and permeable paving to manage stormwater and reduce irrigation demand.
We prepared permit-ready documentation and navigated the project through LADBS plan check, hillside development review, and the neighborhood council in a single cycle. The result is a permitted, buildable residence that delivers the spatial drama of modernist architecture without compromising privacy, comfort, or regulatory compliance.
